ONLINE DIARY

CREATING A TENANCY
This can be done in a matter of minutes, simply add the dates, tenants, agreed rental figure, all while they sit in front of you giving you a holding deposit ! You can even send them away with a confirmation letter. An application check list helps make sure you cover everything from references to holding an EPC and Gas Safety just to ensure you don't miss anything vital.

DAILY TASKS
Once the tenancy is up and running any tasks you have set in relation to the tenancy will show up on the day they are due to be done. Useful for Tenancy Extensions, Management Inspections. Simply complete the tasks as they show to ensure smooth running of the portfolio of tenancies. Uncompleted tasks means its impossible to forget or miss something.

MAINTENANCE ISSUES
So easy to log an issue from a property profile, fill in issue details, access details, email the issue to the contractor. A whole list of current maintenance issues will appear in your main menu making it easy to flit in and out of issues as tenants or contractors call with updates. A handy notes box allows any member of staff  to look at an issue and easily see their colleagues notes to be able to pick up the issue and continue dealing with it.

LETTERS
The system will include a basic package of letters for you but you will be able to create unlimited amounts of letters. Created in the main menu with mail merge fields then accessed through the tenancy or property profile with all the fields filled in for you.

ACCOUNTS
As rents are paid and the rent due box is ticked off, all those Landlord statements can be generated at the touch of a button incorporating any maintenance charges and showing the Landlord fees. This then creates one list of payments to be made through your bank payment system and a list of cheques that need writing for those Landlord who are not quite keeping up with technology !
